Rental Agreement

NOTE: Any changes to this agreement need to be made in writing (email, text message) this includes, cancellation, early check ins-outs, extra guests, extending your stay or other extra services and has to be confirmed through Savannah Dream Vacations. 

DEPOSIT AND PAYMENTS:

50% of Guest reservation is due within 48 hours of reservation, unless prior exception arrangements have been made. The total is due 30 days prior to Guest check in date. If you have a credit card on file it will be charged automatically unless other payment arrangements have been made. If the balance is not paid in full 14 days prior to arrival date, the reservation will be canceled and all deposits will be lost, no exceptions.

PAYMENT TERMS:

Payments and deposits are accepted in the form of credit card (Visa, MasterCard, Discover and Amax) with a 3.75% convenience fee.

CHECK IN AND CHECK OUT:

Guest acknowledges that CHECK-IN is after 3 PM on the day of arrival. CHECK-OUT is before 10 AM on the day of departure, unless prior arrangements have been made. Late checkouts after 10 AM without prior approval will incur an extra charge of $150. A Full Night Charge will be added for ANY checkout after 1pm and Guest will be liable for all costs associated with re-booking guests that booked home for that day.

CANCELLATION POLICY:

If the property/vacation rental becomes unavailable for rental to Guest, Owner’s liability shall be limited to the refund of any deposits or rental amounts previously paid.

30 days prior to arrival date: will get back 90% of the amount guest has paid.

30-15 days prior to arrival date:  will get back 50% of the amount guest has paid, if full paid.

14-0 days prior to arrival date: Entire amount received will be retained.

We do not offer refunds due to early CHECK-OUTS from a property.

We do not offer refunds in the case of weather issues within 14-0 days of your stay. This is why we highly recommended travel insurance, unexpected events can happen!

Travelers must cancel by 11:59pm on the cut-off day before check-in to receive a refund. All times are specific to your property's time zone EST.

Guests are advised to purchase travel Insurance to cover any unforeseen event.

How many of us could afford to lose the non-refundable part of our trip if something unexpected happened? “Savannah Dream Vacations” recommends CSA Travel Protection to provide you with this important insurance and we highly recommend that you purchase the protection to safeguard against the unexpected. We all want the trip we’ve planned to be the vacation of our dreams. No one wants that dream to turn into a nightmare, but unexpected events can happen! Troubles can occur when you least anticipate them, illness...medical emergencies...delayed flights, severe weather. Forcing you to cancel or interrupt your trip, lose your vacation, and incur unplanned expenses. Call us for more information.

CABLE AND INTERNET:

All of our homes/vacation rentals provide free access to cable TV and provide wireless internet to our guests, but the internet and cable in Savannah Ga. can be unreliable at times. Since this issue is out of our control, we cannot promise access to internet or cable at all times. We make every effort to get service restored if there is an outage, but cannot promise that, nor can we compensate guests experiencing an outage. We also cannot promise any specific channels will be available since that decision is left up to our homeowners. Any illegal download or other non permitted use of the Internet will be charged at $750/instance + any legal costs we may incur.

DAMAGE ISSUES:

Any damage issues noticed upon arrival should be reported to Savannah Dream Vacations management immediately. All general maintenance issues should also be reported as we then will make every effort to correct any issues we may have overseen as quickly as possible. We do care!

You will not incur any additional charges if the following items are adhered to:

  • No damage is done to the unit or its content.
  • No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other units.)
  • There was no exceeding the maximum occupancy of the unit.
  • There was no smoking or evidence of smoking, Vaping, Pipes and E-Cigarettes in the unit.
  • Strictly no use of any Fireplaces.
  • Pet friendly units show no sign of pet damage.

If additional labor hours are required to clean the home due to Guest use Guest will be charged an additional fee commensurate with the hours required to clean.

CLEANING ISSUES:

Any cleaning issues noticed upon arrival should be reported to Savannah Dream Vacations management immediately. As we then will make every effort to correct any issues we may have overseen. We do care!  You will not incur any additional charges if the following items are adhered to:

  • All debris, garbage and discards are placed in the appropriate containers outside.
  • All soiled dishes are placed in the dishwasher and turned on.
  • Unit is left in neat condition with no furniture or facility misplaced.
  • No damage is done to the linens, towels or other fabrics. (This includes, but is not limited to, make-up stains.)
  • No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other units.)
  • Pet friendly units show no requirement for excessive cleaning.

EVENTS:

Guest shall use the Property for residential purposes only. Our homes are not permitted to hold events. By reserving any of our properties Guest are agreeing not to hold any event at the property without prior authorization. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb nor offend neighbors or residents. An event is defined as any gathering of people over the maximum occupancy of the home. If a guest is found to have held an unauthorized event at the property as defined above, Savannah
Dream Vacations reserves the right to terminate this agreement in such event with no refund.

AGE RESTRICTION:

All renters must be over the age of 25, unless it is a child accompanied by a parent. Guest signing the rental agreement must be a tenant of the property and takes full responsibility for their guests and their actions during the time of stay. If a guest is found to have falsified their reservation in any way we reserve the right to evict the guest, cancel their reservation and retain ALL DEPOSITS PAID.

NO SMOKING:

Smoking of any kind is strictly prohibited inside of this property, including Vaping Devices, Pipes and E-Cigarettes! If we find that a guest has smoked inside the property, there will be EXTREME FINES ($1750 to $5000) set by Savannah Dream Vacations based on the severity of damage. Strictly no use of any Fireplaces.

SEVERE WEATHER:

We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit. We suggest Vacation Travel Insurance during the hurricane seasons.

PET POLICIES:

(Allowed in Pet Friendly Homes Only); Dogs only, sorry. There is a maximum of two pets allowed in each unit. There will be a $60 + Tax fee per pet. Guest pets must be treated for fleas and ticks prior to arrival. Pet Friendly Property does not mean the property yard or courtyard is secure for the guests pet and is not to use it as a bathroom. Guests must pick up after pets and tightly tie the remnants in a plastic bag if staying in a Pet Friendly Unit. Pets are not allowed on the furniture and all pet hair must be cleaned up prior to departure. A $150 fee will be charged if there is any report of pet hair on bedding and sofas. The violation of any terms of this pet policy subjects the guest to additional fines or termination of the rental period. Guest pet policies and unit availability are subject to change per Owner and association rules and regulations at any time.

NEIGHBORHOOD RULES:

Guest agrees to abide by rules of the neighborhood and or homes, which many may be posted at the property. In the absence of instructions specific to your vacation rental, guests must vacate the courtyard or outdoor area by 10:00 pm unless obtaining prior approval of a planned event. Failure to do so which results in formal complaints from neighbors or law enforcement can and may result in termination of remaining rental period and eviction, with no refunds.

It is very important that we respect and honor this privilege.  The character and it's beauty of Savannah is a direct result of the residents that live here year round.  We want to be best neighbors to our locals, just as you would want in your own home town."

GUEST ACKNOWLEDGED:

GUEST promises to exercise reasonable ordinary care in the treatment of accommodations and furnishings.

GUEST assures that any guest who violates any of the terms of this Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the guest and/or additional permitted guests

GUEST agrees that any guest or additional permitted guests who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises. Any illegal download or other non permitted
use of the Internet will be charged at $750/instance + any legal costs we may
incur.

GUEST and additional permitted guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.

GUEST agrees that during the term of this agreement and such further time as guest occupies the premises, to exercise reasonable ordinary care in the treatment of accommodations and furnishings, will keep the rental clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the agreement.

GUEST and additional permitted guests agrees to indemnify and save Savannah Dream Vacations harmless from all liability, loss or damage including but not limited to personal property, monetary damage, theft, health and safety or otherwise arising from any nuisance or harm or accident made or suffered on the premises by the GUEST, or additional permitted guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. Savannah Dream Vacations accept no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to terrorist activity, civil commotion, airport closures, flight delays, or cancellations,  loss of luggage, adverse weather conditions, fire, flood, or industrial dispute. We cannot accept any liability for failure of public supplies such as water, electricity, Internet or breakdown of the air conditioning system, or for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control.

Savannah Dream Vacations accepts no liability for Guest personal safety during Guest vacation. It is particularly important that children are supervised at all times in and outside the vacation property. We assume no responsibility for accidents. Guest is reminded to perform care as to your personal safety, and the safety of your companions.

Guest acknowledges that during rental period guest has sole use, possession and control of owner's property and owner is not responsible for any loss of money, jewelry or other possessions, nor of any injury to guest or invitees resulting from use of any items of personal property provided to guest by owner, and hereby agrees to indemnify and hold harmless owner from any and all claims arising from guests use of property and items of personal property provided by owner.

COUNTERFEIT RESERVATIONS:

Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the group will not be permitted to check-in.

If guest brings a pet to a property which is not pet friendly or does not disclose they have a pet in a pet friendly property, will be subject to immediate eviction with no refund and will resolut in a penalty of $3000.00 no exception.

 

CREDIT CARD AUTHORIZATION:

I understand and consent to the use of the credit card provided without original signature on the charge slip, that an email of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after the rental is vacated. Additional charges may include: excessive cleaning fees; damages beyond normal wear and tear.
