Marketing

Savannah Dream Vacations pays for 100% of all marketing costs associated with your rental and will maximize investment income by driving online traffic to your listing through a skilled blend of expert Internet Marketing and Search Engine Optimization. Our homes are listed on the most popular sites including; Vacation Rentals By Owner, Homeaway and TripAdvisor in addition to a wide assortment of other effective Vacation Rental Listing Sites which most of our competitors don’t use because of the amount of additional work involved in maintaining them for accuracy. We create, develop and maintain your listing across the board using the best descriptions and keywords.

The cost of listing your property with these sites can get quite expensive and maintaining them can also be very costly and time consuming. We want our homeowners to enjoy the income from their home and the freedom that goes along with allowing our company to take care of the details.

Expert Booking and Pricing

Our experience as Vacation Rental owners has given us the knowledge to book smart versus taking any old reservation that comes along and we market to discerning travelers with disposable incomes who are looking to experience Savannah for more than just one or two days on the weekend. As a result, our vacation rentals remain occupied for longer periods of time and for more days out of the year. Our staff also takes great care to qualify each potential guest to ensure they are responsible and will take care of your home during their stay.

Our Dedicated Staff is on call 7 Days a week to respond to emergencies or guest issues. We respond to email inquiries and answer the phone seven days a week from 9am – 9pm. We answer all inquiries personally and typically within minutes of the request, a feature that many guests have told us they appreciated. We do not use an answering service and our entire staff lives in Savannah within 10-15 minutes of all our homes.

Originally from the US/ Denmark and Germany, the owners of Savannah Dream Vacations have many established travel contacts in Europe which help to expand our marketing efforts to affluent international travelers who are looking to come to this much sought after Vacation Destination. In addition to the major US websites previously mentioned, our homes are advertised on multiple websites around the world and translated into several different languages.

Bilingual staff who also speaks both German and Danish, making the reservation process simple for international travelers.

Savannah Dream Vacations are members of Explore Georgia, Savannah Chamber of Commerce, The Tourism and Leadership Council and the Coastal Georgia Travel Association with a corresponding listing on each of their websites. We attend monthly meetings, luncheons and special networking events for each of these organizations in order to stay abreast of all of the latest tourism information and upcoming events.

Our staff is active within the local community, volunteering for events such as; The Savannah Food and Wine Festival, Tour of Homes, Healthy Savannah, Susan G. Komen and the American Diabetes Association. We believe that being involved allows us to cultivate our relationships with local residents and business who are an excellent referral source for rentals.

Monthly Reports and Payment of Taxes

Homeowners receive individual login and password which allows them access to our Reservation System and Availability Calendar where they may view all of the information on the home’s existing bookings including; nightly rate and number of guests. Homeowners may also block out future dates for personal use max. 14 days per calendar year.

Homeowners will receive a monthly statement detailing rental income, maintenance, (if any was done,) and taxes paid to the city along with a report detailing future bookings for the property.

Homeowners will receive a monthly ACH Deposit for the net income from their vacation rental.

Savannah Dream Vacations charges all applicable sales (7%) and lodging taxes (6%) directly to each reservation and in turn, we pay those taxes to the City of Savannah. Homeowners are not responsible for collecting or paying required taxes on rentals.

Homeowners receive a 1099 at the end of the year for the yearly income on the rental.

Guest Relations and Awards

We demand the highest level of customer service and professionalism from our staff which is often noted in our reviews and we undergo constant customer service training to stay on top of our game.

We work closely with our Local Savannah businesses and friends to offer unique discounts and privileges exclusive to our Vacation Rental Guests to help them make the most out of their stay.

Our Destination Planner is currently enrolled in the second level training for front line concierge with the TLC and is working toward her certificate completion as Master Concierge, recently teaching a course on Customer Service to the first level training.

Superior In-House Maintenance and Cleaning

Vacation homes are not hotels, and it’s rare to have an onsite housekeeping team or handyman to help when you need them. Our staff is available by phone and email 24 Hours a day and 7 Days a Week to respond to any emergencies or maintenance issues that could arise at the home. Our highly-skilled maintenance team is capable of repairing most minor problems for little or no cost to the homeowner, along with many major problems at a much reduced cost than what a specialist would charge. We also work with a long list of local partners who will perform services a reduced rate for repairs and issues that we are unable to address.

Savannah Dream Vacations has an exclusive contract with a professional, locally-owned, cleaning company who services all of our vacation rental homes. We selected this company because of their professionalism, reliability and meticulous cleaning methods. A typical turnover cleaning for our vacation homes will appear as if the home was deep cleaned after the last guest and our cleaners are our first line of defense at the home, checking for damage, replacing bad light bulbs & old remote control batteries as well as taking inventory on home furnishings, supplies and household goods. Cleaning fees are charged directly to the vacation rental guests upon booking and our staff schedules all of the check-out cleanings for the homes.

Getting Started
  1. The City of Savannah requires all vacation rentals be registered with their office for a $150 application fee. We will email this application and once you fill it out and sign, we will turn it in for you. You will be given a SVR number and certificate which must be displayed somewhere in the home.
  1. Homeowners are required to carry short-term vacation rental insurance through their individual policy. We require the minimum amount of coverage that your policy requires to be held on the home.
  1. To ensure that guests have the same exceptional experience when they stay at any of our Savannah Dream Vacation homes, we offer the same premium amenities and features across the collection. We request that new homeowners invest in a few startup items, which we’ve detailed below. These items do not need to be paid out-of-pocket and may be deducted from future rental income.

Linens and Towels

We use the same premium linens and towel sets at each home, which are white so that they can be easily cleaned and will go with just about any color scheme. After the initial investment of starter linens and towels, the homeowner will never be charged for replacements.

 

Keyless Entry System

We use a state-of-the-art keyless entry lock system which allows us to generate a unique code for each reservation which is only valid from check in time (3pm) to check out time (11am) for the specific dates of a guest’s reservation.

Guest Amenities and Disposable Products

Savannah Dream Vacations covers the cost for all disposable products including; Toilet Paper, Paper Towels, Dish Soap, Laundry Detergent, Cleaning Supplies, Batteries and Light bulbs along with all guest amenities including; Shampoo, Conditioner, Hand Soap, Lotion and Hairdryers. We know first-hand that these items add up over time and can be unpredictable; therefore, we take the burden away from our owners and pay for these expenses ourselves, which is unheard of in our industry.
